Albuquerque Roof Inspection
At Rocky Mountain Roofing Services we’ve been inspecting residential roofs, commercial roofs and everything in between throughout Albuquerque and New Mexico for over 35 years. Our professional roof inspectors are trained to know tile roofs, shingle roofs, foam roofs, flat roofs, metal roofs, TPO roofs and modified bitumen roof systems. We document the damage, find those leaks and clearly explain what is happening up there.
Most of the inspections we complete are for homeowners and customers who feel like something is wrong. Something has appeared faulty. Maybe it was that water spot on your ceiling that finally dried up. Maybe you lost a couple tiles when Mother Nature pounded your roof during monsoon season. Perhaps you just want a second opinion on that other roofer’s estimate. Maybe you manage properties and would like some documentation prior to getting your budgets together. Or maybe you are buying a house and don’t want to pay for the previous owners deferred maintenance.
Our New Mexico Licensed Construction Contractors/builders license (CID # 399017) ensures that we are a Licensed contractor in good standing with the State of New Mexico. Our roof inspectors are trained to find and document damage using standards most insurance adjusters and attorneys will understand. We work with all types of roofs (tile, shingle, foam, flat, metal, TPO, modified bitumen and built-up roofs) on residential homes, multi-family dwellings, commercial property and HOA’s.
Rocky Mountain Roofing Services provides detailed roof inspections, complete with photo documentation. Our reports will include findings, recommendations and cost estimates within 48 hours of the inspection appointment.
Rocky Mountain Roofing Services Albuquerque Roof Inspection
Home Roof Inspection Services in Albuquerque NM
Buying a house in Albuquerque without first inspecting the roof is a game of Russian roulette. Yeah, the seller’s disclosure says “roof in good condition.” But do you really think the seller was out there with a flashlight scrutinizing flashing seals or looking for worn underlayment? We’ve seen dozens of Albuquerque NM home buyers end up with ROOF REPAIR costs they can’t afford because they skipped a Rocky Mountain Roofing Services roof inspection that would have caught them. Roofs can be inspected before purchase to document a roof’s current condition, estimated useful life expectancy, deferred maintenance issues, and negotiate items prior to closing. Not only do seller clients who have a roof inspection prior to listing their home avoid surprises that can kill a deal…they also pass along the roof report to home buyers so they know you have nothing to hide.
Yearly Albuquerque Roof Maintenance and Inspection Services
Think half of Albuquerque homeowners contact their insurance company after every major monsoon storm? The other half wait a few days to see if anything leaks. Neither approach is recommended. Insurance claims filed without specific evidence are typically underpaid or denied. Hail bruises, wind blow-offs, misplaced flashing & roofing material, and subsequent water entry may not result in an immediate leak. But that doesn’t mean the damage isn’t there (and getting worse). Our storm damage roof inspections include photographs and measurements that insurance adjusters demand. We go one step further and professionally opine on what is merely cosmetic damage, what affects performance, and what needs immediate attention versus what can be monitored.
Commercial Roof Inspection and Condition Assessment
Roof inspections for commercial property are different. They require special equipment and reports must be formatted differently than residential roofs. We use moisture meters, infrared scanning (when environmental conditions allow), and core sampling to see if insulation on flat roofs is water soaked. Commercial roof inspections include findings, photographs, recommended repairs, affordable cost estimates, and remaining roof life expectations. We also prioritize multiple properties within your portfolio based on the condition of the roofing system. That way you can better budget for capital expenditures from year to year.
Water Leak Detection and Trouble Spotting
You know your Albuquerque Home has a roof leak. You’ve probably had several different opinionsfrom different roofers as to where it is coming from. Remember. Water can run. A leak appearing on your ceiling could be penetrating through your roof many feet above the stain. At Rocky Mountain Roofing Services our roof leak detection process begins on top of the building, NOT in your attic. Our senior roof inspectors know the most likely paths water can travel based on roof geometry. Every roof penetration and plane transition within the suspected problem area is thoroughly inspected. Once we determine where the water is coming in, we can help you determine what to do about it. If we can’t find it or it’s not obvious, we’ll tell you. Some leaks have to be water tested to confirm and we’d rather be honest and admit we can’t find the leak than assume and charge you for the wrong repair.

Failure Conditions That Negatively Affect Albuquerque Roofs
Tile roofs here don’t last if they do almost anywhere else in the country. Materials that will protect your home for decades and decades in other climates start failing sometimes after only ten years here. Temperature extremes, summer rains, roof drainage problems, flat roof design issues and age all play a part.
Weather Hot and Cold Cycling: Your roof temperature can change 40-50 degrees Fahrenheit all year. That daily expansion and contraction loosen screws and nails, tears flashing from walls and opens seams year after year.
Monsoon Rainy Season DAMAGE: Downpours, wind and hail. Our summer storms produce rain gusts more than 70 mph. Tiles crack or shift. Shingles lift. Water works its way into decades-old seams. After Mother Nature passes through you may not even notice the damage.
Clogged Roof Drainage: Whether its wind-blown dust clogging drains and scuppers or ponding water on flat roofs obscured drainage drastically shortens a roof’s life. Ponding water attacks roof membranes faster than any other factor.
Underlayment Breakdown: Tile roofs eventually wear out…their underlayment does. You can’t see worn out underlayment from the street. That’s why we inspect roofs from the top down too.
Things Most Roof Inspections Fail to Identify
Albuquerque Roof Inspection Types Offered
Asphalt Shingle Roofs: Granule loss, curling, lifted tabs, and nail pops. Flashing around walls, chimneys, skylights, and roof vents. Pattern of storm damage. History of past repairs.
Flat Roof Systems: TPO, mod bit, built-up, single-ply, and more. We walk every roof looking for membrane holes, split seams, blisters, and ponds. Also inspecting drains, scuppers, and edge details.
Foam Roofs: Measuring the thickness of the coating and signs of UV degradation. Walking on foam roofs can cause punctures. Dropping tools or birds can also cause damage. Penetrations and roof terminations around the edges. Spot that just needs recoating versus spots with damage underneath.
For metal roofs, we check the condition of fasteners, sealant around seams and penetrations, rust spots, and damaged panels, as well as allowance for thermal movement and evidence of storm damage.
Commercial & Multi-family: We take pride in applying the same attention to detail to commercial properties. Just our reports look different. Designed for property managers, HOA’s, and ownership groups. Complete with photos of findings, repair priorities, and budget estimates.
The Rocky Mountain Roofing Services Roof Inspection Process
Get on the Roof. Every Time. We believe the only way to truly understand the condition of your roof is by performing a walking roof inspection. Every inspection starts at the flashings around walls, chimneys, and skylights. Flashings can fail prematurely here in New Mexico due to extreme temperature fluctuations. We inspect pipe boots, vent collars and roof valleys. We look at previous repairs. Then we expand our inspection to the roof field.
Inspect Roof Penetrations and Transitions: Any time there is a penetration through the roof, there is an opportunity for leakage. Whether you have a flat roof or a metal roof, we know roof penetrations are typically where roof leaks originate. Penetrations can happen from pipes, vents, HVAC curbs, satellite dishes, skylights, and even flashings. Rocky Mountain Roofing carefully inspects all these areas because we find they are quite often not properly sealed and rarely maintained year-round.
Roof Drainage: Gutters, downspouts, roof drains, and scuppers are key components for keeping water flowing off your roof. We evaluate all of these areas for clogs and flow. On flat roofs, we identify ponding and investigate slope issues.
Identify Remaining Materials: All roofs fail in different ways. Asphalt shingles lose granules, tile roofs have exposed underlayment, flat roofs discolor, and foam roofs become thin. Rocky Mountain Roofing considers what remains versus what has been lost.
Photos Taken: You will appreciate our roof photos. Not only do they help you identify what we see, but they also become a great way to compare how your roof ages year to year.
