Things Most Roof Inspections Fail to Identify

Sure, there are many ways to conduct a “roof inspection” that DON’T qualify you to judge your roof's condition. We’ve worked on numerous roofs that had inspections stating the homeowner's roof was OK… only to find obvious issues within minutes of climbing on the roof.
Drone Roof Inspections: You would be amazed at how many inspectors will never even set foot on your roof. They’ll inspect it with a drone or binoculars, walk the ground around your home, maybe even sadly crawl out on a ladder and look over the roof edge. You cannot determine the sealing conditions of flashing, pipe boots, or sheet peeling (delaminated) areas of decking from the ground or from above with a drone.
Basic Home Inspectors: General home inspectors inspect multiple items in the triple digits during a couple of hours. Electrical, plumbing, HVAC, foundation, roof, and attic. Roofing is just one checkbox on an extremely long list. Most general home inspectors have no idea how water can enter your home and cause damage, or know how to identify hail damage or perform an underlayment inspection on a tile roof.
Missing “Difficult” Areas: Let's think about where roof leaks originate… Around roof penetrations! roof valleys, roof-wall transitions, chimneys, anywhere flashing was installed, and around skylights. You guessed it: these are also among the hardest areas to reach and the most likely to be missed by an inspector. If your inspector crawled around on your roof but didn’t take the time to get up close to each penetration and transition point, they probably missed where most of your leaks will originate.
No Documentation: “Looks like your roof is fine.” is helpful if you’re in the middle of negotiating a home sale or just curious about your roof. But what happens when you’re halfway through an insurance claim, stuck in negotiation with a buyer, or trying to remember what that handyman told you 3 years ago? If your inspection was not documented with pictures and written findings, it was likely not very detailed.

Get on the Roof. Every Time. We believe the only way to truly understand the condition of your roof is by performing a walking roof inspection. Every inspection starts at the flashings around walls, chimneys, and skylights. Flashings can fail prematurely here in New Mexico due to extreme temperature fluctuations. We inspect pipe boots, vent collars and roof valleys. We look at previous repairs. Then we expand our inspection to the roof field.

Inspect Roof Penetrations and Transitions: Any time there is a penetration through the roof, there is an opportunity for leakage. Whether you have a flat roof or a metal roof, we know roof penetrations are typically where roof leaks originate. Penetrations can happen from pipes, vents, HVAC curbs, satellite dishes, skylights, and even flashings. Rocky Mountain Roofing carefully inspects all these areas because we find they are quite often not properly sealed and rarely maintained year-round.
