There are plenty of ways to perform a “roof inspection” that DON’T actually help you assess your roof condition. We’ve chased countless inspections that assured the homeowner their roof was fine-only to find blatantly visible problems within minutes of stepping onto the roof.
“Aerial” Roof Inspections: Believe it or not, some inspectors will never even step foot on your roof. They’ll inspect it with binoculars, walk the perimeter of the house, maybe ascend a ladder and look over the roof edge. You can’t evaluate flashing seals, pipe boot conditions or delaminated areas of decking from 20 feet away.
Entry Level Home Inspectors: General home inspectors verify the condition of over 400 different components in your home in only a few hours. From electrical to plumbing, HVAC to foundation, roof to attic. Roofing is simply one box they have to check on an extremely long list. Most general home inspectors aren’t trained to track the path water may have entered nor do they know how to recognize hail damage or evaluate underlayment on a tile roof.
Overlooking those “Inconvenient” Areas: Where do you think roof leaks start? Around penetrations! valleys, roof-wall transitions, chimneys, anywhere flashing was installed, around skylights. Same places that are hardest to access and most likely for an inspector to overlook. Complete Roof Inspection: We Get on Roof – Always. During every inspection we begin at the parts of your roof that fail first here in New Mexico: Flashings at walls, chimneys and skylights. Pipe boots and vent collars. Valleys where water tends to pool. Prior repairs. Then we fan out to examine the field of the roof.
Penetration and Transition Inspection: Every roof penetration creates the opportunity for leakage. It does not matter if it is a flat roof or a metal roof, roof penetrations are often the cause of roof leaks because they are not sealed correctly and the seal is not maintained throughout the year. Rocky Mountain Roofing inspects all pipes, vents, HVAC curbs, satellite mounts and skylights. We always inspect flashing where the roof intersects walls, parapets and equipment curbs. These are typically where leaks begin.
Roof Drainage: Gutters, downspouts, roof drains and scuppers are all inspected for clogs and flow. On flat roofs we identify ponding areas and look for slope issues.
Evaluate Materials: Different roofs have different ways they wear out. Granule loss on asphalt shingles, condition of underlayment on tile roofs, membrane condition on flat roofs and coating thickness on foam roofs. Whatever the roof we’re after how much life remains.
